Can you renovate while I'm still living in the property?
For minor works, yes. For full renovations, we recommend vacating the property to allow faster, cleaner and more cost-effective work. We'll discuss the best approach during the initial consultation.
Do you obtain all necessary permits?
Yes — for any structural, electrical or plumbing works requiring Dubai Municipality or building management approvals, EAZAE FIX manages the entire permitting process on your behalf.
What warranty do you provide on renovation works?
We provide a 30-day workmanship warranty on all works. For larger projects, extended warranty terms are specified in the individual project agreement.
Can you match existing finishes and materials?
Our team has extensive experience matching existing tiles, paint colours, joinery finishes and flooring materials. We work with our supplier network to source matching items wherever possible.
Do you work in managed communities (Emaar, DAMAC, Nakheel)?
Yes — we regularly work in managed communities and handle all NOC applications, contractor registration requirements and community rules compliance.
What does a snagging inspection cost?
Snagging inspections start from AED 500 and include a detailed written defect report. Rectification works are quoted separately after the inspection.
Can you renovate outdoor spaces and garden structures?

Premium, Elite and VIP Annual Maintenance Contract clients get guaranteed response times of 12, 8 and 4 hours respectively. For standard bookings, our response is within 24 hours. For genuine emergencies such as major water leaks or total power failure, call 800 EAZAE directly and we will prioritise accordingly.
Do you service all AC brands?
Yes — Carrier, Daikin, LG, Samsung, Hitachi, Toshiba, Gree, Midea, Mitsubishi, York and all others sold in the UAE. We carry common spare parts and consumables for all major brands.
How often should I service my AC in Dubai?
At least twice a year — before summer (April) and after summer (October). Duct cleaning is recommended every 2–3 years, or more frequently if you have pets or allergies. Regular servicing extends the lifespan of your unit and reduces your energy bill.
Are your electricians DEWA approved?
Yes. All electrical work carried out by EAZAE FIX complies with DEWA regulations and UAE electrical safety standards (IET BS 7671). Our DEWA-approved electricians manage all installations requiring DEWA sign-off.
What does your 30-day workmanship warranty cover?
Any defect arising directly from the work our technicians carried out. If something we repaired or installed fails within 30 days due to our workmanship, we return and fix it at no additional charge.
Can you carry out maintenance in buildings with NOC requirements?
Yes. We regularly work in managed communities and high-rise buildings. We handle all paperwork, liaise with building management, and ensure all works comply with the master community or developer's technical standards.
Do you offer commercial property maintenance?
Absolutely — we service offices, retail units, restaurants, warehouses, gyms and other commercial spaces. We offer flexible scheduling including out-of-hours works to minimise business disruption.
How do I know what the repair will cost before you start?
Our technician will diagnose the issue, explain what needs to be done, and provide a clear quote before any work begins. You approve before we proceed — no surprises on the invoice.
Can I book same-day service?

What should I do if I smell gas or suspect a gas leak?
Leave the property immediately, do not operate any electrical switches, and call Dubai Civil Defence (997) first. Once the area is confirmed safe by authorities, contact EAZAE FIX to carry out a full gas system inspection and any required repairs.

A standard kitchen installation takes 3–7 working days once materials are on site. Custom cabinetry lead times vary from 2–6 weeks depending on the supplier.
Do you supply materials or should I source them?
We can supply all materials, or we can install materials you have already purchased. We recommend sourcing through our supplier network for quality assurance and consistency.
What is the difference between porcelain and ceramic tiles?
Porcelain is denser, harder and more water-resistant than ceramic — making it better for high-traffic and wet areas. Ceramic is lighter and easier to cut, suitable for wall applications and lower-traffic floors.
Do you do waterproofing for bathrooms?
Yes — waterproofing (tanking) is a critical step in any bathroom installation and is included in our full bathroom fit-out service. We use DM-approved waterproofing systems.
Can you match existing floor tiles?
We can source matching tiles in most cases. For discontinued products, we work with our supplier network. Bring a sample tile for the best match assessment.
How do false ceilings affect room height?
A standard gypsum board false ceiling typically reduces room height by 15–20 cm. For rooms with lower ceilings, we design slim-profile solutions that minimise height loss while still accommodating lighting and services.
Do you install smart home features?
We work alongside smart home integrators and can accommodate smart lighting, climate control and motorised blind systems as part of a larger installation project.
What flooring is best for Dubai apartments?
Large-format porcelain tiles are the most popular choice for durability and ease of maintenance. Engineered wood is excellent for bedrooms and living rooms. Epoxy flooring is ideal for kitchens, garages and high-traffic commercial spaces.

What type of paint do you use?
We use premium-grade paints from Jotun, Dulux and Sigma — UV-stable for exteriors, washable for interiors. All paints are appropriate for Dubai's climate.
Can you colour-match existing paint?
Yes — we use spectrophotometer colour matching to replicate existing wall colours. Bring a paint sample or we can match directly from the wall.
Do you assemble all types of furniture?
We assemble all major flat-pack brands including IKEA, Pan Emirates, Home Centre and others. For large or complex pieces, we recommend booking in advance.
How do I know if my roof needs waterproofing?
Signs include water stains on interior ceilings, damp or mould in upper-floor rooms, visible cracks in the roof slab, or standing water after rain. EAZAE FIX offers a free roof assessment — contact us to book.
Can you handle both painting and carpentry in the same visit?
Absolutely — our multi-trade handymen are skilled across disciplines. We will assess the scope and send the right team.
Do you work in high-rises and buildings requiring access permits?

What is included in a pre-tenancy preparation package?

Dubai Municipality requires water tanks to be cleaned and disinfected at least once every six months. EAZAE FIX provides DM compliance documentation after every service.
What chemicals do you use for water tank cleaning?
DM-approved disinfectants including sodium hypochlorite and others, handled by trained technicians following DM guidelines and UAE health and safety regulations.
Can you clean tanks without disrupting water supply?
Yes — for buildings with multiple tanks, we service one tank at a time to maintain supply continuity. Advance notice is given to all residents.
How long does a deep clean take?
A standard 2-bedroom apartment deep clean takes 4–6 hours. Post-construction or move-out cleans may take longer depending on the condition of the property.
Do you provide cleaning certificates?
Yes — a DM compliance certificate is issued within 24 hours of water tank cleaning service completion. Other cleaning services include a detailed service report.
Can you clean the exterior of a high-rise building?

Do you offer pool maintenance packages?
Yes — we offer monthly, bi-monthly and weekly pool maintenance packages tailored to your pool size and usage.
What is included in a move-out deep clean?
Move-out deep cleans include full kitchen degreasing, bathroom sanitisation, limescale removal, window and glass cleaning, oven cleaning, carpet steam cleaning (where applicable) and a final walkthrough inspection.
Annual Maintenance Contracts
View Service →What does an Annual Maintenance Contract include?
Depending on your tier, an AMC includes 2–4 scheduled preventive maintenance visits covering AC, electrical and plumbing systems, a set number of call-outs, optional pest control, water tank cleaning, and labour for minor carpentry, masonry and painting works. All tiers include 24/7 customer support.
What happens during a preventive maintenance visit?
Our technicians carry out a comprehensive inspection of your AC units (cleaning filters, checking refrigerant, testing operation), electrical panel and visible wiring, plumbing fixtures and water pressure, and building fabric. You receive a written condition report after every visit.
What is a call-out?
A call-out is when you contact us with a specific maintenance problem (e.g. a leaking tap, a tripping circuit breaker, a faulty AC unit) and we dispatch a technician to diagnose and resolve it. Your AMC tier determines how many call-outs are included per year and the guaranteed response time.
Are materials and spare parts included?
Materials and spare parts are included up to the allowance specified in your tier (HomeCare+ and above). Costs exceeding the allowance are charged at the discounted AMC rate. We are transparent about costs before proceeding with any additional work.
Can I upgrade or downgrade my tier during the contract?
Yes — you can upgrade at any time by paying the difference in the annual fee. Downgrades can be processed at the annual renewal date.
What if I don't use all my call-outs or preventive visits?
Preventive maintenance visits and call-outs do not carry over to the next contract year. We proactively remind you to schedule all included visits.
Can I get an AMC for a property I rent out?
Absolutely — AMCs are very popular with landlords and property investors. We can co-ordinate all works directly with your tenant.
What payment options are available for an AMC?
AMCs can be paid annually (with a 5% discount) or monthly via debit/credit card, bank transfer, or post-dated cheques for the full year.
How many properties can I include under one AMC?
